TIP - The full 2% gift for down payment is up to a purchase price of $250,000.  If the purchase price is over $250,000, lender credit will be used to cover more of the closing costs, so overall cash to close could still equal a 2% gift or more.  And that's what matters, what is your OVERALL cash to close (down payment and closing costs).  Rates and lender credit amount change every day and are based on your personal scenario.
